What to look for on a first viewing

Forty-five minutes goes quickly. A short list keeps you looking at the house rather than the styling.

Photographs sell a mood. A viewing is your chance to check everything photographs leave out.

Before you arrive

Decide your three non-negotiables. Bring a tape measure and take a photo of anything you want to ask about afterwards.

While you are there

  • Run a tap and flush a toilet, then listen for the pump.
  • Look at ceilings and the tops of walls for water marks.
  • Stand in the main bedroom with the door shut and notice the sound.
  • Ask where the septic tank and water source are.

After you leave

Write down your impressions within the hour. After three viewings, the details begin to blur.
