Renting long-term: what to agree on before you sign
A clear conversation at the start prevents most of the difficult ones later.
Annual and monthly leases vary widely. These are the topics worth settling in writing while everyone is still on good terms.
Money
Confirm what the rent includes, how much is due upfront, and how the deposit is returned.
Upkeep
Agree on who pays for the pool, the garden, pest control and air-conditioning servicing, and who to call when something breaks.
The end of the lease
Ask about renewal terms and how much notice either side must give. Take dated photographs on the day you move in.
